Magnolia is a small town in Kent County, Delaware, situated within the Dover metro area. Originally known as Caroon Manor when the land was first granted by the Duke of York, the town was incorporated in 1885 and renamed Magnolia after the Duke's favorite tree. The founders chose a distinctive circular boundary to represent brotherhood, giving the town a diameter of one quarter mile. Magnolia has maintained these original boundaries ever since, as the town council has declined to annex additional land.
Today, Magnolia is home to approximately 235 residents, a slight decrease from the 277 people counted in the 2020 census. Despite its small size, the town holds historical significance, with several properties listed on the National Register of Historic Places, including the John B. Lindale House, the Matthew Lowber House, and the Gov. George Truitt House, along with three archaeological sites. The John B. Lindale House features a notable sign declaring that Magnolia is "the Center of the Universe around which the Earth revolves."
Located at coordinates 39°04′16″N 75°28′34″W, Magnolia covers just 0.2 square miles entirely of land. The town is part of the Caesar Rodney School District and benefits from various municipal services, including electricity from Delmarva Power, natural gas from Chesapeake Utilities, and locally provided water. Transportation connections include Main Street, which links the town to Dover to the north and the rest of Kent County, along with bus service through DART First State Route 303.
