White Marsh is an unincorporated community and census-designated place in Baltimore County, Maryland, located northeast of Baltimore. With a population of 10,287 as of the 2020 census, it has grown substantially from its rural origins into a planned suburban center.
The area's transformation began in 1965 when Baltimore County identified the largely undeveloped northeast corridor as ideal for intensive development. The Harry T. Campbell Sons Corporation, which had owned thousands of acres since the 1930s while mining sand and gravel deposits, played a crucial role in the community's future. In the late 1960s, Nottingham Properties began analyzing the feasibility of a new town, and in 1969, regional growth planning identified strong development potential brought by the construction of Interstate 95. The county relocated its planned town center to 1,500 acres of Campbell land, envisioning a mixed-use development with residential, retail, business, and industrial components.
The White Marsh Mall became the centerpiece of this vision. Planning and development occurred from 1972 to 1981 under the Rouse Company, with Sears committing as an anchor store in July 1973 and most stores opening in 1981. Today, the mall stands as one of the largest regional malls in the Baltimore area, featuring five anchor stores and 190 specialty shops across approximately 1.4 million square feet. The town center also includes 2,400 residential units, 700,000 square feet of office and research space, the White Marsh Library, a police station, and a post office.
